The value of a property in the city of Granada experiences a significant increase when a garage space is included. Specifically, the price of a typical 80-square-meter home without this addition averages 234,822 euros, while with a garage, the value rises to 259,611 euros. This difference represents a 10.6% increase.
This appreciation percentage is notably higher than the average recorded in Andalusia, which stands at 7%, and in Spain as a whole, where the increase is 5.9%. Nationally, the average price of a home is 235,981 euros, and with a garage, it reaches 250,013 euros.
The real estate portal Fotocasa highlights that the differences are even more pronounced in other provincial capitals. Jaén leads this ranking with a 15.9% increase, followed by Almería (13.6%) and Huelva (13.2%). Cities like Córdoba and Cáceres also show increases exceeding 12%.
In contrast, Madrid and Barcelona are the capitals where the percentage impact of a garage on the final property price is lowest, at 3.6% and 4.1% respectively. According to Fotocasa, this is because in more strained markets, the value of residential square meter plays a more prominent role in the overall price configuration.
The Director of Studies at Fotocasa, María Matos, points out that while a garage remains a valuable asset, its relative weight in the final transaction is moderating. "While housing prices have risen sharply in recent years, the cost of parking spaces has evolved much more stably," she explained.
Historically, the impact of a garage on property value has been greater. The largest increase was recorded in 2016, when it raised property value by 10.5%. Currently, although garages continue to add value, their proportional contribution to the final price of a home is lower compared to previous years, due to the significant increase in property valuations themselves.
