The project will be developed on a municipal plot of approximately 3,200 square meters on Avenida de la Constitución. The development will include two and three-bedroom homes, with garages and storage rooms, and will be under the rent-to-own scheme, as stipulated in the current State Housing Plan.
The mayor of Montilla, Rafael Llamas, emphasized that this initiative responds to the commitment to initiate a public housing policy to address citizen concerns, especially for those under 35 years old, for whom housing access is a significant challenge. Given the limited private sector initiative in new developments, the City Council is taking an active role.
Llamas explained that the action will allow anticipation of future aid lines and aims to enable young people to build their lives in Montilla, retaining the population and creating opportunities. The initiative is also part of the urban transformation of the area, which will be enhanced by the future transfer of the former Emilio Canalejo Institute by the Junta de Andalucía.
The first deputy mayor, Lidia Bujalance, detailed that the project stems from an amendment to the General Urban Planning Plan to reorganize Avenida de la Constitución. This amendment allowed for the expansion of green spaces and the incorporation of the former institute's area, reserving the municipal plot for protected housing.
The feasibility study, conducted by the public company Atrium Ulia in coordination with municipal technical services, confirms the viability of building the 37 homes. The rent-to-own formula is considered particularly beneficial for young people accessing their first home.
The next step will be to submit the feasibility study to Atrium Ulia, the public company responsible for municipal land and housing management, to draft the final project. The future development will occupy approximately one-third of the plot, leaving space for future developments and completing the urban transformation of one of the city's main entrances.
