The rising costs of buying and renting homes in Seville capital, coupled with limited supply, have made housing access a significant challenge. This trend, common in many capitals, is reshaping the metropolitan area's residential map, with a steady increase in people moving to nearby towns where they work or maintain personal ties.
Localities such as Camas, Castilleja, Dos Hermanas, Alcalá de Guadaíra, and La Rinconada are becoming attractive options. Improved communications and public services in these municipalities allow residents to maintain their work or personal connections to the capital without incurring the high costs of living there.
According to recent data from the Idealista portal, as of May 2026, the five most economical municipalities for purchasing a home within a 20-minute radius of the Andalusian capital have been identified. These prices represent an average per square meter.

Castilblanco de los Arroyos leads the list with a price of 1,002 €/m², an 8.6% increase from the previous year. It is followed by Alcalá del Río at 1,038 €/m² (a 14.2% increase).
“"In third place is the municipality of Guillena, with land at 1,275 €/m² for home purchases. The increase compared to last year is 11%."
Guillena ranks third with 1,275 €/m², an 11% rise from the previous year. La Rinconada, with an average sale price of 1,316 €/m², shows the smallest annual increase (4.7%). Finally, Coria del Río completes the top five at 1,327 €/m², a 9.6% increase since May 2025.
In contrast, the average price per square meter in Seville capital itself is 1,947 €/m². The most expensive municipalities near the capital are Tomares (2,471 €/m²), Mairena del Aljarafe (2,093 €/m²), and Bormujos (2,054 €/m²).
