The large urban development of Entrenúcleos, in Dos Hermanas, has become the main residential alternative for young couples and families in Seville seeking new and affordable housing, given the inaccessible prices in the capital.

The difficulty of acquiring a home in Seville capital has driven many young people to seek options in the metropolitan area. This phenomenon has transformed Entrenúcleos, which evolved from an urban promise to a consolidated area with intense construction and commercial activity. The average cost of new multi-family free housing in this area has seen a significant increase, rising from 149,000 euros in 2019 to almost 240,000 euros in 2026, representing an increase of over 60%.
The COVID-19 pandemic acted as a catalyst, accelerating the demand for larger homes with terraces, common areas, and green spaces. Entrenúcleos precisely offered these features, with developments including swimming pools, paddle tennis courts, gyms, community rooms, and landscaped areas, at a quality-price ratio unattainable in the Sevillian capital. Currently, the area has 19 developments on the market and over 3,200 homes, although available stock is rapidly decreasing due to strong sales.

The area has evolved from a dormitory town to a neighborhood with its own life, offering large commercial areas, supermarkets, gyms, academies, and restaurants.
Despite its rapid growth, residents point out the need to improve public services, such as health centers and security, as well as leisure and local commerce options. The consolidation of Entrenúcleos reflects the pressure of the Sevillian real estate market, where buying a new home in the capital has become inaccessible for many families, making this area a reasonable alternative for those who wish to maintain their connection to Seville without incurring the high prices of the city center.
