April Marks First Housing Sale Drop in Córdoba for 2026

The month of April 2026 has brought the first year-on-year decrease in property transactions in the province of Córdoba, signaling a potential shift in trend after a positive start to the year.

The first four months of 2026 conclude with a 2.85% year-on-year decrease in housing sales in Córdoba during April, compared to the same period last year. This reduction brought the number of transactions to 852 units, down from the previous 877, according to data from the National Statistics Institute (INE).
This downturn coincides with a period of economic uncertainty, highlighted by a rise in the Euribor. After a slight dip in February, the interest rate saw a significant increase in March and April, reaching 2.747% in the latter month, which has impacted citizens' access to the real estate market.
During the first quarter of the year, the Córdoba market had shown robust growth, peaking at 16.65% in February compared to 2025. New construction was the preferred option, but following the onset of the conflict in the Middle East, the purchase of new homes plummeted by 25.62% in March and 44.19% in April.
In response to this situation, the second-hand housing market has gained prominence. In April, resale transactions increased to 732, surpassing the 662 recorded the previous year, while new construction saw 151 sales compared to 203 in March 2025.
Despite the monthly downward trend, the overall trajectory of the real estate market in the province of Córdoba during the first four months of 2026 remains positive. A total of 3,731 homes were sold, representing a 6.48% increase compared to the same period in 2025.
The year-on-year decline in new construction is largely attributed to the geopolitical climate. While January and February saw 442 new home operations versus 375 used ones, the situation drastically reversed in the following two months, with 271 new homes sold compared to 418 second-hand properties.
The INE indicates that, by the end of April, new home sales decreased by 10.09% compared to 2025 (from 793 to 713 units), whereas second-hand home sales rose by 11.32% (from 2,711 to 3,018).
It is noteworthy that the province of Córdoba had recorded its best housing sales figures since 2007 in 2025, prior to the real estate bubble burst.
