The consumer association FACUA Cádiz has issued an urgent reminder to tenants in the province to process the automatic extension of their rental contracts. This measure, outlined in Real Decreto-ley 8/2026, aims to mitigate the impact of price increases stemming from the conflict in the Middle East and applies to contracts expiring before December 31, 2027.
As stipulated by the regulation, landlords are obliged to extend contracts for a maximum period of two years, maintaining current terms and conditions. However, there are exceptions, such as room rentals, seasonal contracts, or when the owner needs the property for personal use or for direct family members, provided there is a final separation or divorce decree in the case of ex-partners.
The continuation of this extension will depend on the parliamentary support the norm receives.
FACUA Cádiz emphasizes the importance of making this request promptly, as there is a possibility that the measure could be revoked during its validation process in the Congress of Deputies. The organization warns that the future of this extension is contingent on the parliamentary support the regulation receives.
To guide tenants, the association has scheduled two online informational workshops. The sessions will take place on Monday, April 20, at 6:30 PM and Wednesday, April 22, at 11:30 AM. Participation is free but requires prior registration through a form available from the entity. Additionally, FACUA has launched the website FACUA.org/inquilinos, where a template form can be downloaded to submit the request to the landlord.
These workshops will detail how to formally communicate the extension request and will cover other tenancy-related rights, such as minimum contract duration, limits on rent updates, and responsibilities regarding property works and repairs.
