Almería Transforms its Maritime Facade: From Gas Station to Commercial or Hotel Complex

The City Council promotes a modification of the Urban Planning General Plan to demolish buildings in the Delta and create a new tourist attraction hub.

The Almería City Council has initiated the processing of a modification to the General Urban Planning Plan (PGOU) to transform the coastal front, replacing a service station and adjacent buildings with a new tertiary complex.

The PGOU modification, currently in the public comment phase, focuses on a strategic plot of 3,065.75 square meters on Avenida Cabo de Gata. The objective is to demolish the current service station and its annexes, some of which are occupied, to construct a unified tertiary-use complex that could house a commercial or hotel area, among other compatible activities.
This urban operation is considered a key piece in unifying Almería's coastal front, connecting it with future projects such as the relocation of the Zoosanitary Center and the construction of a bridge over the Andarax River Delta.
After analyzing three alternatives, the municipal planning has selected the option that allows for a transitional period for the partial use of current facilities, preventing vandalism before their definitive demolition. The new tertiary land designation will permit the establishment of lodging, entertainment, commercial, and office activities, with a regulated height to avoid blocking the visual continuity of the promenade.
The future building must comply with criteria for maximum energy efficiency and structural protection against seismicity and the saline aggressiveness of the maritime front. The local administration aims to expedite the process, driven by private initiative, to transform a degraded asset into an economic engine for the city.
