The rental market in Granada capital remains tight, with an average of 11.21 euros per square meter in the second quarter of 2026. This represents a 2.7% increase compared to the previous quarter, reaching the highest price recorded to date in the city.
An average 80-square-meter dwelling in the Granada capital is close to 900 euros per month (896.8 euros), a figure that makes housing access difficult for many families and young people. 60 sqm properties would cost around 672.60 euros, 90 sqm properties about 1,008.90 euros, and 120 sqm homes over 1,345.20 euros.
Granada ranks as the fourth Andalusian capital with the highest rent per square meter, surpassed only by Málaga (16.55 euros), Seville (14.65 euros), and Cádiz (12.70 euros). Huelva (11.15 euros), Almería (9.72 euros), Córdoba (9.4 euros), and Jaén (7.84 euros) follow closely.
In the province, the upward trend continues, with a 3.1% increase to 10.98 euros per square meter. An 80 sqm dwelling would cost an average of 878.40 euros per month. Málaga leads provincial prices (16.34 euros/sqm), followed by Seville (13.74 euros/sqm) and Huelva (12.83 euros/sqm).
At the regional level, Andalusia experienced a 0.1% increase in rental housing prices in the first half of 2026, placing the average price at 12.33 euros per square meter, below the national average (14.79 euros).
According to María Matos, director of studies and spokesperson for Fotocasa, a trend of moderation is observed in the national rental market, although the 6.1% year-on-year increase reflects continued appreciation. Andalusia is entering a phase of greater price stabilization, but with a slight upward trend in the medium term.
