The process of converting the historic industrial polygon of Chinales into a new residential neighborhood in Córdoba, initiated almost 25 years ago with the General Urban Planning Plan, continues. Following the urbanization of areas that previously housed industrial warehouses, the next phase of the project is now underway.
The next steering committee of the Urban Planning Agency will address the admission to processing of the Special Plan for Interior Reform (PERI) Chinales 1-B. This project covers an area of 12,894 square meters located between Acera Fuente de la Salud and Sor Ángela de la Cruz streets. Currently occupied by various warehouses, this zone will be transformed into residential blocks capable of accommodating 120 homes, with a 49 percent urban development potential.
The plan's drafters emphasize the central location of these plots within the city and the need to expand housing supply. According to the consulted documentation, three real estate developers are leading the representation of the property owners for these sites, situated in the heart of the eastern part of the polygon.
The estimated investment for this PERI CH-1B, which aims to consolidate and regulate the existing urban land, amounts to 2.2 million euros. This figure includes urbanization and construction, once the special plan clears the necessary urban planning procedures. The planned residential typology is multi-family attached housing.
