Construction Begins on New Córdoba Neighborhood with Over 1,330 Homes

Urbanization works for the new Ciudad Jardín de Poniente 2 neighborhood in Córdoba have commenced, with a 24-month execution period. The project includes the construction of 1,331 homes, 761 of which will be subsidized housing (VPO).

Construction has officially begun on one of Córdoba's future new neighborhoods, Ciudad Jardín de Poniente 2 (Plan Parcial 02). This expansion to the city's north, located at the extension of Avenida de la Arruzafilla with San Rafael de la Albaida, covers 373,000 square meters and is an extension of the Ciudad Jardín de Poniente 1 neighborhood, commonly known as Turruñuelos.
Machinery is now operating in this area near the Córdoba mountains, with a 24-month deadline for the urbanization phase, expected to conclude by summer 2028. Following this, the construction of residential buildings will commence. The mayor of Córdoba, José María Bellido, and the president of the Municipal Urban Planning Agency (GMU), Miguel Ángel Torrico, announced the start of the works, awarded to the company Jícar following a municipal investment of 23 million euros.
The initial works involve the construction of roads and wastewater and sanitation networks. The area will be allocated with 81,100 square meters for roads and parking, 62,217 for open spaces, and 32,003 for community facilities. The City Council will retain ownership of two plots designated for future sports and social amenities.
The new neighborhood will feature a total of 1,331 homes, distributed among multi-family typologies for subsidized and free housing, as well as attached and detached single-family homes. Of the 1,293 apartment-style units, 761 will be subsidized housing (VPO), while 532 will be market-rate. Additionally, 38 single-family houses will be offered for sale. The homes will be arranged in 18 blocks of varying sizes, and a commercial area is also planned.
The project includes the creation of 62,200 square meters of green spaces, which will connect with the Patriarca peri-urban park and the Green Belt. These green areas are projected to constitute 30% of the total land, featuring internal walkways for pedestrian circulation.
José María Bellido highlighted the urbanistic and heritage complexities of initiating the works, emphasizing the importance of available land for more housing surrounded by green areas. The City Council has secured all necessary permits for excavation, anticipating the potential discovery of archaeological remains.
The neighborhood borders the Parque del Patriarca to the north, the SRA Partial Plan to the south, the O-1 Partial Plan (la Arruzafa) to the east, and the O-3 Ciudad Jardín de Poniente 03 Partial Plan to the west. The land was formerly part of the old Cortijo de San José and the El Patriarca estate.
This new development will facilitate the connection between San Rafael de la Albaida and the Trassierra road, also contributing to the construction of the Ronda Norte ring road, which began in October 2025.
