Spain's real estate market continues its strong upward trend, driven by insufficient supply against growing demand, particularly in urban and tourist areas, along with rising construction costs. This situation is pushing purchase and rental prices to historic highs in many cities, including Seville.
Housing accessibility is becoming more difficult for broad population segments, such as young people and middle-income families, reigniting the debate on the need for measures to increase the residential stock and achieve a more equitable market.
In the province of Seville, the average purchase price is €1,947/m², while in the capital it reaches €2,825/m² as of May. Given these figures, many are choosing to live in the metropolitan area or nearby towns like Mairena del Aljarafe, in the Aljarafe region.
Mairena del Aljarafe has gained prominence due to its proximity and connection to Seville capital via the metro. Its offerings in leisure, culture, green spaces, and its industrial park make it an attractive place to live.
The average purchase price in Mairena del Aljarafe in May 2026 is €2,093/m², lower than Seville capital's over €2,800/m², making home acquisition more affordable. A year ago, in June 2025, the price was €1,920/m², confirming the upward trend.
Regarding rentals, the square meter price in Mairena del Aljarafe stands at €10.8 in May 2026, compared to Seville capital's €13.3. Mairena, along with Tomares and Camas, shows high rental rates, although there has been a decrease from previous months and from €11.5/m² in June last year.
New construction areas in Mairena del Aljarafe, featuring developments with green spaces, parking, and swimming pools, have gained value compared to central Seville. The Idealista portal analyzes the old town, Lepanto, and Nuevo Bulevar, with the latter being the least economical at €2,428/m².
Although areas like Simón Verde were not analyzed, the average purchase price in the municipality remains only slightly below that of Seville capital. The Lepanto neighborhood appears to be the cheapest, with a price per square meter of €1,204.
