The Plenary Session of the Los Barrios City Council is set to approve this Monday the Declaration of Special Municipal Interest for the 'Los Altos de Guadacorte' residential project. This urban development initiative plans for the construction of over 800 homes in the municipality, with 300 designated as subsidized housing.
The special interest declaration will allow for a bonus on the Tax on Constructions, Installations, and Works (ICIO). The aim is to facilitate the project's development and expedite its administrative processing, with the expectation that construction could begin in 2027.
The mayor, Miguel Alconchel, has highlighted the project's strategic importance, particularly due to the 300 subsidized housing units, in addressing the existing demand within the municipality. The project is currently in the partial plan development phase, and the developer has requested its inclusion in the project accelerator program from the Junta de Andalucía.
Alconchel has advocated for the ICIO bonus as a measure of institutional collaboration to ease access to housing, especially for young people and families facing economic difficulties, amidst a shortage of affordable rental options. He recalled that no major urbanization project has been undertaken in Los Barrios since the early 2000s, which has increased pressure on the real estate market.
The mayor described the initiative as "an extraordinarily important project for the future of the municipality," emphasizing the need to promote solutions that ensure access to decent and affordable housing for residents.
