El Puerto de Santa María solidifies its position as a real estate epicenter in the province of Cádiz, with over 1,200 homes either projected or under construction, driven by the development of the Las Marías sector and affordable housing policies.

The real estate market in El Puerto de Santa María is experiencing a period of significant urban expansion, positioning itself as a primary hub for new construction in the province of Cádiz. Amidst a widespread housing shortage in other municipalities, the port city stands out with a scenario of hundreds of homes projected, under construction, or in the marketing phase, exceeding 1,200 planned units.
Currently, there are between 9 and 25 active new construction projects, with new developments concentrated in areas such as Vistahermosa, Vallealto, Cuatro Pinos, Fuentebravía, the vicinity of La Pastora, Avenida de la Misericordia, and sectors of the historic center.
The major residential push is focused on the urban development of Las Marías, the largest urban expansion project in the city over the last fifteen years. This sector plans for the construction of over 800 homes, 314 of which are Official Protection Housing (VPO), alongside extensive green areas and public facilities. The project, involving a total investment exceeding 200 million euros, includes developments by promoters such as FAINSUR and SEINSA, and the development by the Junta de Andalucía of 555 homes, 222 of them protected.
The municipal company Suvipuerto, chaired by Leonor Caballero, aims to facilitate housing access for young people and the rehabilitation of the Historic Center. It has acquired properties for new VPO rental projects, such as at San Juan street number 15, adding plots for affordable housing. Future rental homes will be aimed at young people and families with sufficient income, with average prices projected around 450 euros per month for 70-square-meter apartments.
Additionally, Suvipuerto has put protected housing units up for sale in the Cruces development, located in the city's historic center, with prices starting from 93,200 euros. The new Municipal Affordable Rental Program, managed by Suvipuerto through the Oficina Portuense de Alquiler Seguro (OPTAS), offers secure and affordable rentals, with rates starting from 262 euros per month.
This construction boom coincides with a significant increase in housing prices in the city. According to the Andalusian Residential Market Barometer, El Puerto recorded a year-on-year rise of 12.5% in housing prices during the first quarter of 2026. The city, with approximately 90,400 inhabitants, is consolidating itself as one of the economic and urban engines of the Bay of Cádiz.
