The clarification follows a news report published on April 7, which indicated that the property in question, over 500 years old and located in Cádiz's historic center, featured a courtyard with access to Plazuela del Obispo and one of the temple's side entrances.
According to the Chapter, responsible for the care of the Holy and Apostolic Cathedral Church, the description of the property is incorrect. The property's registration sheet does not mention the use or ownership of any space beyond its strict facade limits and the building's own surface area.

The ecclesiastical institution emphasizes that Plazuela del Obispo and the side access are explicitly included in the boundary description of the property registered to the Cathedral, recorded in Cádiz Property Registry number 3. This demarcation aligns with the graphic and descriptive information currently registered in the Real Estate Cadastre for the temple, whose ownership belongs to the Diocese of Cádiz and Ceuta.
The Chapter also reported that the owner of the building for sale had previously been requested by the Diocese to cease what they consider an “improper advertisement” of rights over that space. Furthermore, it was revealed that a recent attempt by the owner to modify the graphic description of the property in the Cadastre to incorporate said courtyard was rejected after formal opposition from the Diocese.
The sale of this building has generated interest due to its age and location near the city's main religious monument, an area of high heritage value subject to specific protection regulations. The Chapter's clarification introduces a relevant element that directly affects the property's surface area and the spaces adjacent to the Cathedral.
