This project aims to expand the capital's appeal beyond the established Vega de Acá, creating a Vega de Allá with future residential developments, hotel accommodations, and social activity centers. The initiative involves the reorganization of land and the removal of existing structures to make way for new infrastructure.

To realize this plan, it will be necessary to clear the river mouth of existing buildings. In this regard, the City Council announced in February the relocation of the Municipal Zoosanitary Center, freeing up approximately 2,500 square meters for new developments. Furthermore, the initial approval of a modification to the 1998 General Urban Planning Plan (PGOU) last Wednesday has been crucial for eliminating elements that hindered the area's potential.

Among the elements to be removed are an active service station and dilapidated warehouses, properties of a local company. The change in the PGOU will allow for tertiary use of a 3,000 square meter area, opening the door to activities such as lodging, commerce, offices, and spaces for meetings and shows. The area already has a solid foundation thanks to previous interventions, such as the landscape regeneration of the river mouth and sports areas funded with European funds.

A bow string design bridge, whose claim to the Government was approved in a plenary motion last month, is vital for connecting the Rivera (University) and Carmen de Burgos promenades. The latter will culminate with a beach club under construction at the La Marina chalet, which will act as an economic driver. The prompt concession of a space for nautical sports activities is also anticipated.

Regarding future residential development, the new Municipal General Urban Planning Plan (PGOM), whose initial document was recently awarded, will define new residential land pockets. Given the depletion of land in Vega de Acá, it is expected that the construction of new homes will concentrate in Vega de Allá, thus consolidating the capital's urban growth.
