The lack of available supply and increasing demand pressure are the primary factors hindering access to housing, leading to a notable rise in unsuccessful purchase processes.
Compounding this situation is a substantial price escalation. According to data from Fotocasa, the cost per square meter in Andalucía has reached 2,969 euros, representing a year-on-year increase of 23%. This surge in prices exacerbates the problem of failed demand, meaning more and more Andalusians are searching for homes without success.

The 'Housing Market X-ray in 2026', conducted by Fotocasa Research, reveals that 16% of Andalusians have attempted to access housing unsuccessfully, an increase from 12% recorded in 2025. This rise is particularly concentrated in property sales, where 'ineffective buyers' account for 11%, although greater difficulties are also observed in renting and finding shared accommodation.
The report also highlights a shift in trend within the Andalusian market, with property sales gaining ground over rentals. While in 2025 both segments had similar participation at 15%, a year later, buying activity has risen to 17%, while rentals have stagnated. This growing interest in homeownership is met with a rigid market that complicates the completion of transactions.
