Rehabilitation works in Plaza Encina del Rey, located in Seville's Alcosa district, have led to new issues for local residents. Despite the project's goal to address “serious structural problems stemming from the foundations and subsoil quality,” as acknowledged by the Seville City Council, inhabitants have experienced further deterioration in their properties.
The improvement project, a joint initiative by state, regional, and local administrations, was awarded to the company Gyocivil in June 2024. However, during recent storms earlier this year, several residents reported “flooding and damage” inside their homes, with three blocks in the square being particularly affected.
Images circulated by the residents themselves illustrate the extent of the damage, which includes deformed walls, partitions with significant dampness, peeling paint, and, in the most severe cases, partially collapsed ceilings.

The City Council, for its part, claims that protective tarpaulins were installed on the roofs but were dislodged by heavy rain and wind, causing leaks in “about 3-4 homes,” which they assure will be repaired. Additionally, municipal sources point to other humidity incidents attributed to “condensation” in apartments not located on the top floor.
Politically, the PSOE has urged Mayor José Luis Sanz for a “swift and prompt” response to the situation. Socialist councillor Juan Tomás de Aragón has strongly criticized the intervention, which has caused delays and inconvenience for residents for over two years.
