The specialized portal Escrapalia has initiated bidding for the rights to property registration 3.219, located in Sector UR R-3 “Los Algarrobos” in the Málaga town. Valued at 63,700 euros, the starting price has been set at just over 33,000 euros. This auction is part of a company's liquidation process, managed by the Commercial Court of Córdoba.
The awarded subjective right corresponds to 361 square meters of buildable area, intended exclusively for free-market housing, without any restrictions for social housing (VPO). As highlighted by Escrapalia, this feature
“"increases its value compared to other sectors on the Málaga coast."
The original plot, measuring 1,795 square meters, represents 2.23% of the sector's total participation. Since it does not meet the minimum area for an independent plot, an economic redistribution has been carried out, converting the right into a liquid and transferable asset. Interested parties can access the redistribution project from February 2022, after signing a non-disclosure agreement.
The auction will remain open until May 29 at 12:30 PM. Participants must register on Escrapalia and deposit an 8,000 euro guarantee, which will be refunded if they are not the highest bidder.
Sector UR R-3 “Los Algarrobos” is in an advanced stage of urban development, with the urbanization project approved, environmental processing completed, and ready for immediate issuance of building permits. Its strategic location, north of the A-7 and adjacent to consolidated areas like Montesol, provides excellent connectivity, being only 15 minutes from Málaga city and 25 minutes from the international airport.
The future owner will be responsible for a proportional share of the urbanization costs, estimated at 33,722 euros, according to the provisional settlement of the sector. This right can be used as
“"compensation currency for excess allocations or as a financial investment linked to the value of the final land."
The management of Escrapalia Real Estate has indicated that this asset is aimed at developers or funds who understand the value of land in its final stage, highlighting the scarcity of land on the Málaga coast.
