This initiative, which began approximately five years ago, continues to gain momentum in Córdoba. The conversion of commercial premises into residences has become a key solution, driven by the abundance of unused commercial spaces and the growing demand for affordable housing in the city.
The Córdoba City Council has relaxed regulations, allowing these transformations even in neighborhoods where they were previously restricted. The Municipal Urban Planning Management grants numerous licenses for this purpose annually, reflecting its commitment to this strategy.
At the next meeting of the governing council of the Municipal Urban Planning Management, chaired by Miguel Ángel Torrico, a dozen license applications will be approved. These authorizations will allow the adaptation of 11 disused commercial premises, which will be converted into almost thirty new homes and, in some cases, storage rooms.
Among the notable projects, according to information obtained by El Día de Córdoba, is the adaptation of one premise into five single-space homes on María Zambrano Street, in the El Tablero Bajo neighborhood. Additionally, the modification of two premises into 11 homes on Caravaca de la Cruz Street, located in the Levante neighborhood, is included. In the Center of Córdoba area, a license has been granted to transform two premises into two homes on Doce de Octubre Street.
These premises, often available at more accessible prices than traditional housing, especially those requiring comprehensive renovation, represent an opportunity for investors. The trend attracts buyers between 30 and 40 years old who seek profitability through rental or as tourist accommodation, in addition to those who cannot afford higher-cost properties.
