Residential expansion in the Poniente Norte area of Córdoba, specifically at the foothills of the Sierra and adjacent to the Patriarca peri-urban park, is on the verge of becoming a reality. After overcoming various internal property obstacles, the project has gained momentum in the last two years, culminating in the imminent approval and awarding of the urbanization works.
The Governing Council of the Urban Planning Management is preparing to definitively approve the urbanization project for sector O-2, known as 'Ciudad Jardín de Poniente'. This step follows two years of procedures, which included resolving technical issues such as the undergrounding of a high-medium voltage line, water evacuation to the Cantarranas stream, and the channeling of a section of the Guadalmellato canal, with the collaboration of entities like Endesa, the Guadalquivir Hydrographic Confederation, and Emacsa.
The urbanization work, valued at 17.9 million euros (excluding industrial costs), is close to being awarded. The Compensation Board has received twelve bids from companies, which are currently being evaluated. It is expected that the site layout act will be signed in May, marking the start of works projected to last two and a half years, with an optimistic completion by the end of 2028.
This development will not only provide continuity to sector O-1, which is already advanced, but will also offer a provisional traffic solution due to road closures from the Ronda Norte works. A circulatory bypass will be created using the southern road of the partial plan as a temporary exit towards the Académica García Moreno roundabout, a technical priority for the Urban Planning Management.
In addition to the 1,301 homes, the project includes a commercial land reserve of approximately 12,500 square meters and space for a Catholic educational center. Key property owners in the sector include Neinor Homes, Convisur, and Vympica, who have reserved over half of the homes for protected housing schemes. An green belt is also planned, which will connect with El Patriarca.
