Housing Prices in Puerta Tierra Triple the Increase of Cádiz's Old Town

Outlying neighborhoods of the Cadiz capital have seen a significant surge in the cost of second-hand apartments.

The second-hand real estate market in Cádiz has shown a notable increase in the first quarter of the year, with Puerta Tierra neighborhoods experiencing price growth three times higher than that of the Old Town.

According to the latest data from the Idealista portal, the average price per square meter in Cádiz has reached 3,130 euros, setting a historical record since September 2008. This value represents an annual increase of 4.5% in the city.
Most of the analyzed areas have surpassed their historical price highs this quarter, with the Paseo Marítimo area standing out at 4,298 euros per square meter, consolidating its position above 4,000 euros. Only some areas such as Ayuntamiento-Catedral, San José-Varela, and Mentidero-Falla y Alameda closed the first quarter of 2026 with values below their previous marks.
The disparity in price increases is remarkable. While in the Old Town the largest annual rise does not exceed 4% in the Centro-Plaza de España area, the neighborhoods of Puerta Tierra have seen much more pronounced increases. The Paseo Marítimo has registered an annual increase of 17%, and Bahía Blanca has experienced a surge of 23%, reaching 3,538 euros per square meter.
Other outlying areas also show double-digit growth, such as San José-Varela with 12%. La Paz-Segunda Aguada and Loreto are close behind with an annual increase of 7.9%, the latter being the area where the most affordable homes outside the city walls can be found, with prices around 250,000 euros.
In contrast, in the Old Town, areas like La Caleta-La Viña and Mentidero-Falla-Alameda (the most economical in the city at 2,823 euros per square meter) have risen by 3.9% in twelve months. The only exception to the upward trend is the Ayuntamiento-Catedral area, which has experienced an annual decrease of 1.8%.
