This figure places Cádiz among the Andalusian provinces with the highest housing costs, trailing only Málaga (4,619 euros) and Granada (2,507 euros), and surpassing Seville, where the average price is 2,269 euros per square meter.
Fotocasa's data for April 2025 shows higher figures than those reported by the Tinsa report for the first quarter of the year, which indicated an 11.6% rise in the province, with a price of 1,845 euros per square meter. According to Tinsa, Cádiz was among the provinces requiring the highest theoretical purchasing effort, exceeding 35% of income.
Regarding Andalusian capitals, all recorded year-on-year increases in April. In Cádiz capital, the increase was 5.9%, with a price of 3,367 euros per square meter, only surpassed by Málaga capital (4,250 euros). The theoretical annual effort to buy a home in Cádiz capital stands at 49.3%, meaning buyers must allocate almost half of their first-year income to pay for the property.
At the municipal level, the urbanization of La Alcaidesa, in Campo de Gibraltar, stood out with a 67% year-on-year increase in April 2025, reaching 4,884 euros per square meter. This surge makes it the most pronounced increase nationwide. Other municipalities like Tarifa (4,756 euros) are also among the most expensive, although its year-on-year variation was slightly negative (-0.4%). Puerto Real, for its part, experienced growth exceeding 20%.
On the opposite end, Olvera recorded a 3.2% year-on-year decrease, placing its square meter price at 889 euros. Regionally, the price of second-hand housing in Andalusia rose by 23% year-on-year, with an average value of 2,969 euros per square meter in April, representing a cost of 237,543 euros for a standard 80 m² home.
