The name of the next major public housing project in San Fernando will be Residencial Hércules. This initiative plans for the construction of up to 216 homes, establishing itself as the most ambitious project in terms of unit numbers. Preliminary development procedures have already commenced.
The mayor of San Fernando, through the municipal company Hemsa, has initiated a crucial administrative step for financing the drafting of the project and the construction management for Residencial Hércules. This phase will require an investment of approximately 550,000 euros and follows the recent completion of the basic project.
The municipal government emphasizes that this execution project represents a significant boost to local housing policy, bringing San Fernando closer to its goal of promoting around 500 protected homes. The administration details a sequence of actions including delivered, under-construction, tendered, or project-pending developments, such as the 15 homes on Alsedo street, the 81 social rental units nearing completion, and the 132 homes for Residencial La Marina currently in the tendering phase.
In addition to the 216 homes in Residencial Hércules, the 71 homes in La Ardila, promoted by Casa 47, are also included. The government team highlights that these actions demonstrate coordinated planning and a defined roadmap for public housing.
Furthermore, Hemsa will propose the application of the Reference Index for Housing Lease Updates (IRAV) to all municipal rental properties. This index, established by the Law for the Right to Housing, aims to provide a more stable and predictable mechanism than the CPI, preventing excessive rent increases and benefiting families.
This measure, although not mandatory for contracts predating the law, seeks to unify criteria and apply a more homogeneous and equitable update system for all tenants, easing the financial burden and strengthening social cohesion within the municipal housing stock.
