The downward trend in housing sales in Andalusia moderated in April, showing a 3% drop compared to the same month last year. Nationally, the decrease was 1.8%. Despite the contraction, the 10,661 transactions in the autonomous community represent the fifth-best historical figure for an April.
The decline in Andalusia is influenced by provinces such as Almería, which saw a 13.6% decrease, and Sevilla, with a 9.5% drop, falling below the 2,000 transaction threshold. Reductions were also noted in Huelva (-7%) and Jaén (-6.4%), while Córdoba experienced a milder 2.9% decrease.
Conversely, Cádiz led the increases with a 5.3% rise, totaling 1,524 transfers. Other provinces with positive rates included Granada (+2.2%) and Málaga (+2%). Of the total sales, 9,766 were for free-market housing and 895 for protected housing. New home transactions amounted to 2,913, compared to 7,748 for used homes.
Nationally, housing sales decreased by 1.8% in April, reaching 53,241 transactions, primarily affected by a 2.4% drop in second-hand homes, while new home transactions grew by 0.6%. Cantabria (+22.53%), the Basque Country (+8.77%), and Catalonia (+7.79%) led the increases, while Navarra (-29.05%), Madrid (-10.98%), and Castilla y León (-9.42%) recorded the largest decreases.
