The property, recognized as one of the few remaining examples of rationalist architecture in Jaén, is currently in a state of disrepair. The current proposal, promoted by a group of private investors, includes the creation of a four-star establishment with 75 rooms distributed over four floors. This intervention would also require the temporary relocation of the Bus Station, where the building is located, and would affect access from Avenida de Madrid.
As the building has general cataloging and architectural protection, any renovation must be approved by the Department of Culture. Experts will need to ensure that the work respects key elements such as the facade, open spaces, and the original ventilation systems of the 74-year-old building.
Sources indicate that the regional administration will maintain a collaborative stance to expedite the process once the official documentation is submitted. The goal is to halt the building's deterioration and restore its activity, a process that the Jaén City Council plans to manage through a public tender.
